In partnership with Bear Impact Fund, we’ve built a model that uses private debt to scale housing access—efficiently, ethically, and at a meaningful pace.

How It Works:

  • Bear Impact Fund provides mission-aligned private debt to Hearth & Ethos.

  • Hearth & Ethos uses that capital to acquire, renovate, and own single-family homes in underserved communities.

  • As a nonprofit, we benefit from property tax exemption and long-term affordability protections—keeping costs low and impact high.

  • Cash flow from rental income is reinvested into acquiring additional homes and expanding our wraparound social programs that support economic mobility.

This is more than affordable housing—it’s a regenerative, community-first model backed by scalable investment.

We have a two-fold approach.

The Financial Model

The financial model allows us to renovate and provide housing to our residents at an affordable and equitable standard every time. This allows us to work with our residents to determine affordability on a case-by-case basis.

Social Initiatives

The social initiatives arm of the organization then works to support and equip our residents to move from survival to self-sufficiency with programs like financial literacy, credit repair, youth engagement, mental health counseling, career development, and more.
